Moving in Fort Collins: The Three Person Cap Is Gone
For sixty years this city capped a house at three unrelated occupants. The rule was called U+2, it dated to 1964, and it applied whether the house had three bedrooms or six. Colorado ended it with HB24-1007 on July 1, 2024.
That repeal changed the shape of a move here. A six bedroom house two blocks off campus can now legally hold six unrelated tenants, so an address that used to produce a three person move produces a six person one, with six sets of boxes and often two destinations the same afternoon.
Put that on top of a city where about 49 percent of occupied housing is rented against roughly 34 percent statewide, plus a university that enrolled 34,412 students in fall 2025, and the jobs here get bigger and more crowded than anywhere else on the Front Range.
A Six Bedroom House Is Now a Six Tenant Move
From 1964 until the state legislature overrode it, U+2 meant a landlord could put nine relatives in a five bedroom house and not five friends. The bedroom count was never the limit. The relationships were.
Since July 1, 2024 those houses fill closer to what they were built to hold, and the move that comes out the other end is a different job.
Six people means six move dates collapsing into one, six piles reaching the curb in an order nobody planned and often two or three destinations in a day because the group is splitting up.
Local moves are priced by the hour, so time is the bill, and nothing burns an hour faster than five housemates negotiating at the tailgate over which mattress goes on next.
Pick one person to talk to the crew before anyone asks for a quote. Then, while you are all still in the same room, label whose furniture is whose by name and not by room, because the rooms are about to stop existing.
Five minutes of work today: open your lease and read the occupancy clause. The city cap is gone, but the paperwork in your hand was not rewritten for you, and plenty of leases still carry a number typed while U+2 was law. If that clause says three and five of you are moving in, that is a conversation with the landlord this week and not a discovery on move day with a truck at the curb.
What the city put in place of U+2 is not something to take a leasing agent's word on. If the head count matters, ask the city directly and get the answer in writing.
In Old Town the Street Outside Is the Hard Part
Fort Collins code bars parking or storing any motor vehicle over 20 feet long, and any trailer, semi trailer or truck tractor, on a residential street. A 26 foot truck is well past that line, so the truck parked out front all weekend while you load at your own pace is not the picture here.
Before you agree to a two day load, call Parking Services and ask what applies to active loading and unloading and whether a short term permit exists for a move. That answer decides whether your move is one long day or two easy ones.
Then walk outside and read the signs on your own block. RP3 residential permit parking zones ring downtown and campus with two hour limits, and Zone 7 covers Old Town West. Two hours does not move a house, so if your street sits in a zone the crew needs to know before it routes the truck.
The difficult housing is not spread across town. Citywide the median home was built around 1993, so most of south and east Fort Collins loads out of a wide driveway with no drama.
The hard moves sit inside two mapped areas. The Old Town Historic District was listed on the National Register in 1978. The Laurel School Historic District, also called the Midtown Historic District, was listed in 1980 and covers 217 acres and 549 contributing buildings just south of downtown, built from the mid 1870s into the 1930s. Around those sit the pre war West Side, East Side and Holy Family streets.
Those houses were finished long before the box spring, the sectional sofa and the 65 inch television. Narrow doorways, steep original staircases, tight landings, alley loaded garages and no elevators.
Take a tape measure to your own staircase tonight and write down three numbers: the narrowest point of the stair, the width of the landing at the turn and the ceiling height over it. Send them with your quote request. A sofa that cannot make the turn is a fact you want on the phone in June, not in a stairwell in August.
When To Move Here, Season By Season
January through April: the leases get signed
Fort Collins signs its August leases months ahead, and this is when the truck gets booked. Rates are calm and the crew you want still has your date. A group house splitting in two has time to settle whose sofa goes where before the clock is running.
May: the university empties out
First year students must live in the residence halls for their first two terms, so a full class leaves inside a tight window at the end of the semester. The off campus houses empty alongside them, so a May move means competing with several thousand people for the same trucks. Book earlier than feels reasonable.
Late July and August: the whole city turns over
This is the peak of the trade here and nothing else is close. Leases flip, more than 6,500 freshmen moved onto campus for the 2025 to 2026 year alone, and a city that is roughly half renters changes hands inside about three weeks. Since the repeal these are bigger jobs too, because the houses hold more people. A firm August date means calling in spring.
September through December: the quiet, cheap stretch
Demand drops off once school settles. Crews have room, quotes get friendlier and you can take a weekday slot. If your dates flex at all, this is where the money is. Snow arrives in a handful of real events, roughly 14 days a year with an inch or more, so ask how the crew protects flooring on a wet day.
Three things to settle before anyone quotes
Read the occupancy clause in your own lease and count the names that are going on it. The city cap ended on July 1, 2024, and the contract you signed did not update itself.
Walk to the curb, read the parking signs and measure the longest stretch of open curb you actually control. That number and a 26 foot truck have to get along.
